Building History
Omaha Landmark Writes its Own Story
Located at 210 S. 16th St. in downtown Omaha, the Brandeis building is a monument of stature, occupying half a city block, and exudes with history. The current condominium revitalization is just one chapter of this great novel.
In 1906, architect John Letenser designed the building in a Neo-Renaissance style to house the Brandeis Department Store chain headquarters. With its amazing architectural details and stone lions on the façade, it cost $1 million to build. The half-million square foot, brownstone structure came complete with ornate, high ceilings, Corinthian columns and marble floors.
Even with the original eight stories, the building qualified as a skyscraper by that era’s standards. Later additions brought the structure to its current height, complete with an Art Deco-style penthouse bungalow atop the 10th floor. The building was the first to have an escalator in the Midwestern United States.
J.L. Brandeis & Sons was a chain of department stores started by Jonas L. Brandeis in 1881. The flagship store’s large, sweeping spaces contained every imaginable good and service, and quickly became a destination for locals and visitors alike. Its huge size, fantastic amenities, incredible selection and first-rate customer service set it apart from its competition. This was at a time when every great downtown had a great department store. New York with Macy’s. Chicago with Marshall Field’s. And here, in the middle of the country, Omaha had Brandeis.
For a century, the family dynasty and the Brandeis store ruled the market in Omaha, serving hundreds of thousands of customers every year. Advertisements used to bill it as “the greatest store in the West,” as there was nothing quite like it from the Windy City to the Rockies. More than a flagship store, the downtown location was the center for commerce, where people shopped, dined and caught up with friends and associates.
At its peak in the early 1970s, the retail chain grew to 15 stores, 3,000 employees and $100 million in sales. But then suburban sprawl happened, and fewer people shopped the flagship store downtown. In 1980, Brandeis closed the downtown store as part of downsizing. It was truly the end of an era. In 1982, the building was listed on the National Register of Historic Places, but it wasn’t enough to keep the former retail giant alive. In 1987, Younkers—another department store chain—purchased the Brandeis for $35 million.
Since then, the building has been through a series of internal remodeling ventures with mixed results. However, times are changing. And as downtown Omaha goes through a major revitalization, it’s time for The Brandeis building to do the same.
The building was recently purchased by developers Townsend, Inc., who’s in the midst of converting it to mixed-use residential and commercial space. The lowest floor will be reserved for a food court, retail and commercial spaces (The Pavilion), floors two to seven will have luxury apartments (The Renata), and floors eight and nine will consist of luxury condominiums (The Enclave). So, as one chapter closes of The Brandeis story, another one begins.
